The flip side is, you might view it and hate it! (or rule it out for one reason or another). At least then you would know.
Will you kick yourself if you phone to view and hear someone has made an offer and they are not taking anymore viewings?
As long as you think you can be strong and not offer what you can't afford (easier said than done, I know) I think you have more to lose by not viewing. As many people have said on here, there are often better houses round the corner, so if you like it, put an offer in and its rejected, keep looking, your property will come.0 -

Now if I want to cap at 200 where should I start my offer as likely first offer is traditionally rejected so would want to blow my chances.0 -

ive started looking at houses around 205k mark absolute max i will be offering around 190k and would have to be dream house for me to pay that much just had a brochure sent out wife spoke to e/a receptionist who was very helpful just sold a property in same close 225k went for 206500 and one up for 206k expext it to sell 190k upwards0

You could try absolute honesty - for example.
You see it and love it, and needs very little doing so you can spend all your budget on buying it. So explain frankly to the EA that this is your first, last, everything offer. You won't be raising it. You understand it's relatively low (but not stupidly so). Make it quite clear that you won't be negotiating.
Carry on looking at other places in the meantime....0
