How to notify freeholder of fire risk and ask for remedy

Hi!

Have just purchased a leasehold property and during the process it transpired that there is no fire wall in the loft separating the two flats and that this is poses a fire risk (property was converted 25 years ago). According to my conveyancer it also impacts building insurance.

As it stands, the freeholder does not know that there is no firewall in the loft, which means the insurance company doesn't either (building insurance is taken out by the landlord).

So I'm taking urgent steps to notify them formally in writing and ask that they take steps to remedy this. I also want to ask what measures will they take in the interim to ensure the building is adequately insured.

Can anyone more experienced offer any tips on what to include in my letter? (I don't write formal documents for a living so this is hard!).

    Was there a requirement for a firewall when converted 25 years ago? If not then it is rare that regulations get back dated. Freeholder may say that if you want then you pay for it as there is no requirement to bring it up to todays standards.

    There are plenty of old terrace houses where there is not a single wall in the attic space. All legal.
