Transferring the name on house deeds.

Hi can anyone offer any advice on this, my husband and I want to change the name on our house deeds into just my name I have heard you can do this without a solicitor to cut down on cost but don't know who would be an acceptable witness for the land registry paperwork.
There is no longer any loans or mortgage on the property so I was hoping it would be straight forward but think I'm more confused now than ever!!!

Go to the land registry site, down load the forms, send off the fee, I think it's £75. Done!0

I imagine it is a TR1 + relevant ID forms, but ring land reg and ask:

We have an online FAQ which explains what is required and the forms you need to complete from purely a land registration perspective
The fee will be payable under Scale 2 of the current Fee Order and would be based on half (Transfer from 2 to 1) the current market value of the property.
If half the value is:-
less than £100,000 then the fee is £40
£100,001 to £200,000 is £60
£200,001 to £500,000 is £80
£500,001 to £1,000,000 is £120 and
Over £1,000,000 is £250
NB - transferring the title can be relatively straightforward but we would always recommend seeking legal advice even if simply to ensure that you understand the wider implications re changing from two names to just one for example what happens if one of you were to pass away or go into care?“Official Company Representative
