hi everyone!
just want to share my experience and speak to people that are going through the same thing as me at the moment.
We are selling and buying.
Here is our time frame so far:
27th March - EPC and Floorplan done
2nd April - Photos taken of house
3rd April - House showing on estate agents website + rightmove etc
5th April - 1st viewing
7th April - 2nd viewing
9th April - 3rd and 4th viewing
13th April - 5th, 6th and 7th viewing (7th viewer has bought the house)
17th April - Offer accepted from 7th viewer
Luckily we had seen a house that we liked before we were even on the market.
20th April - 2nd viewing on the house we had already viewed and loved
22nd April - Offer accepted on the house we are buying
23rd April - Solicitors found
27th April - Took our I.D. and proof of address to solicitors
4th April - Returned completed forms to solicitors and did full mortgage application. also received solicitors forms to sign ready for exchange.
Hoping we will hear by Thursday 16th May whether mortgage has been accepted or not.
Need to return the forms for exchange to the solicitors.
14th May - full building survey booked
and thats about as far as we have got!
its been an amazing 6 weeks! we never expected to sell so quick and lucky that we found somewhere that we loved but never dreamed of actually getting with worrying about timescales but everything happens for a reason they say!
it feels as though everything has gone 'quiet' now, i know the solicitors will be doing all the horrid searches that take forever and they will be waiting for all the completed forms from the sellers. The lady buying our house is using cash from her sale and we are buying a probate house. so its quite a simple chain that i have fingers crossed little could do wrong!
anyways just wanted to say 'hi' and share our little tale so far! im sure i will be back to 'vent' some more when things start taking forever!

Well, everything seems to be going ahead rather nicely; just keep those fingers well and truly crossed.
The law of averages dictates that someone, somewhere will have a pleasant buying/selling experience and I hope it's you.
For every good experience though there must be at least a dozen bad ones. There's more money in 'bad' experiences....more legal fees, more specialist opinions, more unnecessary and unwarranted delay.
Keep clear if you can. Someone needs to get a grip with this house buying/selling nonsense starting with the amount the good ol' taxman thinks he's entitled to just because we choose to live somewhere else.
I mean, even !!!!!! Turpin wore a mask.Mornië utulië0 -
Thanks for sharing, it is always nice to read things like this.
Same as Mr Baltimore above, there will / may be hicups ahead. Whilst it will be very easy for me to say 'dont worry' it really will be the best bit of advice you could have.
I am currently in 'week 16' (from offer accepted). We are getting there, and it has been a rocky road, but it will make it all the better when we get the keys!
Good luck with yours, and hope it goes well.0
