Buy to Let Mortgage - salary shortfall

Hello

Does anyone know of a mortgage lender that offers buy-to-let mortgages but is flexible regarding the level of applicants salary?

Property value is £100,000 approx, deposit saved is £25,000. But lenders seem to require an applicant to have a salary of £25,000 pa (Or £30,000 pa for joint applicants). This is a real stumbling block.

Any ideas or your own experiences would be really appreciated :)

    See a mrotgage broker, this will be easy enough to sort out but BTL lenders in the main only deal with brokers.

    lloyds tsb mortgage adviser told us, with an excellent credit score and 25% down they don't look at salary, as long as the property is earning at least 8% pa return i think it was...
