    It would also be helpful to the overall budget if OP explained their level of competence at DIY or building, plus the option of doing some of their own building or project management.

    I appreciate with the best knowledge and ability in the world one still needs to have spare time to undertake such works. That said, with a will and commitment it is remarkable what work can be achieved on a minimal budget.

    where did you get this information? everything indicates that that isn't the case, but the op hasn't given any indications

    I'm an architect and I do loads of bog standard extensions. I always charge a fixed fee - typically £2500ish for planning permission and full plans approval for a two story extension. I don't do on-site inspections or supervision, but if I did I'd charge the same again.

    At least my customers are getting a decent design for their money. And a decent design adds inherent value to a property.

    Perhaps what the OP is paying reflects some complexity in the work? or maybe they live in central London?

    £2.5k for a two story extension inc drawing, planning permission & full plan submission, now if i am reading the OP correctly that is the only work the architect has done so far, bear in mind that this is only a single story extension so lets take off £500 from your fiqure, which brings your price down to £2k, the OP has already paid £8k 4 times your cost for the same thing, really how complicated can a 20m2 extension be that costs that much ? so like i said in my opionion the OP is being well ripped off

    maybe the op has requested multiple changes all the way through the process, maybe the scheme is complex, maybe there is a lot of detailing being done, maybe there was planning issues that were exceptional in this case, maybe the op agreed to these fees before kicking off the job.... you have your opinion but not sure how you can form such a damming one given you have no more information than the rest of us!

    yes there are things that can push the cost up, like design changes, needing to canterlever walls over public sewers etc, i've worked with enough builders to know these things don't add up to £8k worth of work, the architect won't spec any steels needed that is down to a structional engineer to calc, they won't spec any heating needed that is down to the plumber/heating engineer, they won't design a kitchen.

    yes they could have designed vaulted ceilings, velux windows & any number of other designs, however unless they have also been employed as a project manager or qs then i still stand by what i say

    and that is entirely the point here, you are happy to tell the op they are being completely ripped off just because they have said they used an architect, you have no idea what the level of service provided or anything else apart from the final fee - this forum in general constantly has this attitude - I've worked on enough projects to know that 8k in fees can quickly get racked up over the course of a job no matter what scale

    no i'm not saying that they are being ripped off because they used an architect, i'm saying the architect is already ripping them off.

    but it's not the final fee.

    yes over the course of a job, but the job hasn't started yet, they are still at the builder quoting stage & already have paid £8k to the architect

    but you have no idea what has been involved up to this point - or what was agreed, as soon as the title "architect" is mentioned on here it's always the same reaction

    and it actually isn't anything to do with the op's post - they were asking about their tender!
