Super quick help please offer just in...

Just put in an offer for a house, its fairly low 15k less on a 210k house as it needs work and thats what houses have been selling for along there.
We know this will probably be rejected and can go up to 200k but dont want to of course.

Anyway I have called to put in an offer, followed it up with an email as well and they are wanting me to talk to their mortgage adviser i guess to prove we have a mortgage etc.

How much do i give away with what we have or how do i word it? We have an offer for 120k and have an 80k deposit but I dont want them knowing we can go up to that,. but then if i tell them we have less of an offer they might not take me seriously when we up the offer.

What do i tell them?
I would be grateful for any help on this matter.

    Tell them you don't wish to see their mortgage advisor.
    Is your offer in principle? if so just tell them you have this if they wish to see.

    Do you already have a mortgage offer in place, or an agreement in principle? Are you happy with the deal?

    In which case politely tell the agent that you already have a mortgage in principle and you don’t need to see their advisor.

    When we put an offer in the agent insisted it was a condition of the offer to be vetted by their financial advisor, I asked my solicitor to email over that we were good for the offer and that was the end of the matter, it was never brought up again.

    Basically they want to find out what you can afford, which has nothing to do with the agent.

    sorry my explanation was wrong i dont think they want to try to get me a better mortgage just evidence we have it. I guess I could tell them the mortgage part put they dont have to know what our deposit is?

    I think they just want to know that we arent trying to buy before we have an OIP which we have 2 of from different banks :)

    Have you decided on which Solicitor to use yet? If you have, you can ask them to write a letter saying that you have the funds to proceed without disclosing how much you have available.

    Or, if you're using an independant broker, they might write a similar letter.

    On another point, I wouldn't advise meeting their broker or telling them anything. They will never have your best interests at heart.

    Ah maybe I just give them the number of our broker and he can say yep we have the dosh then i dont have to work out what to tell them :)

    I doubt that very much - it might be what they're telling you, but they work on commission. They want your business.

    When I've had to provide evidence (rarely - once, I think), my mortgage provider has sent a fax or something basically saying I'm good for the amount. I've not told the EA what my maximum borrowing amount is.
