So we've just had our survey back for a property myself and my partner are buying! It's a Victorian terrace and we're unsure of what to make of the results. Should we run for the hills?

We don't really know where to go from here so some help would be much appreciated! Should we get quotes for the work/investigations or should the seller? Should we be renegotiating the price of the property?

The property has been valued at the offer we've put in.

I've summarised the main findings of the report below.

[FONT=Arial, sans-serif]There are defects including weathered pointing. Repairs are required and acloser inspection should be carried out to assess the extent of thework. It is highly probable that some deterioration has occurred tothe flaunchings and repairs can be expected. I[/FONT][FONT=Arial, sans-serif] recommend you obtain a report and quotation from a contractor for thework required.[/FONT]

[FONT=Arial, sans-serif]Roof Coverings – 2[/FONT]

[FONT=Arial, sans-serif]The roof covering requires an overhaul to ensure it does not leakincluding attention to replacing broken/slipped slates. Mortarapplied to the underside of the covering between the battens(torching) is in poor condition.[/FONT][FONT=Arial, sans-serif]I recommend you obtain a report and quotation from a contractor for thework required.[/FONT]

[FONT=Arial, sans-serif]Rainwater Pipes and Guttering – 2[/FONT]

[FONT=Arial, sans-serif]Rainwater fittings are deteriorating including leaking joints. Repair is necessary. [/FONT][FONT=Arial, sans-serif]I recommend you obtain a report and quotation from a contractor for thework required.[/FONT]

[FONT=Arial, sans-serif]Main Walls – 2 [/FONT]

[FONT=Arial, sans-serif]There are signs that the property has been affected by past structuralmovement as evidenced by some out of square window and door openingsand out of level brickwork. So far as can be seen from this singleinspection the movement appears to be longstanding and does notappear to be progressive. There are also signs of past deflection ofthe lintel over the front bay but this is evidently of longstandingand no works are currently required.[/FONT]

[FONT=Arial, sans-serif]Pointing to the rear elevation is generally old and weathered and allowanceshould be made for repointing in the near future.[/FONT]

[FONT=Arial, sans-serif]There is misting to someof the double glazed units indicating failure of the edge seals andaffected units will need replacing. Deterioration to other unitsshould be anticipated. Legal adviser to establish if there is aguarantee.[/FONT]

[FONT=Arial, sans-serif]Ceilings– 1[/FONT]

[FONT=Arial, sans-serif]The textured coating to the lounge ceiling may contain asbestos. Visible parts do not appear damaged, but this material can be a healthhazard.[/FONT]

[FONT=Arial, sans-serif]Floors– 3[/FONT]

[FONT=Arial, sans-serif]The floors are of mixed solid and suspended timber construction. There is some unevenness to the solid floors but within acceptable tolerances.Suspended floor surfaces have minor spring and unevenness, but withinacceptable limits for domestic construction. Ventilation beneath thetimber ground floor is adequate. Despite this, there is a possibilitythat rot may be present in concealed timbers and a precautionarycheck [/FONT][FONT=Arial, sans-serif]offloor timbers (including under-floor areas) is essential. [/FONT]

[FONT=Arial, sans-serif]Not serviced in the last 12 months. [/FONT]

    I'd be pretty pleased with those results on a Victorian to be honest. The usual things are there which they always pass off to other specialists (so annoying when you pay for your survey...but utilities, floor and roof isnt that unusual). Sounds like you need a bit of repointing to your brickwork, shouldnt be too pricey but as your house is Victorian you should look for lime mortar specialists.

    Get your rainwater goods looked at soon, as leaking water can cause damage. Get them cleaned and then repair the leaks...repair shouldnt be expensive.

    Roof overhaul is standard and shouldnt be too much as long as your not having to pay for scaffolding....
