Ask to see accounts etc relating to the service charge already paid: you should be entitled to these contractually. Also ask for a breakdown of work that they intend to do now, and the costs ......0

Bear in mind, if you attempt to sell the property for less than the outstanding mortgage amount, the lender will not permit the sale unless you first come to an agreement with them as to how any shortfall will be repaid.I am a mortgage broker.
