It's partly the time of year, and possibly it is priced right :-) if it is an unusual and attractive house that will help too (there are a lot of boring and ugly houses out there at silly prices...). Mine had just sold for the asking price, which I wasn't expecting. Went on the market on Thursday, four viewings on Saturday, two offers today, one at the asking price. I was just below the stamp duty threshold - a slightly larger house in the same road has been on for ages at £25k more, and I also know my house and garden are more attractive and better presented.
The only problem with selling quickly is having to find something you like quickly so you can move out!0 -

That's one thing that would make me walk away if I was an interested party. If I wanted to take part in an auction I would go to one.
I agree, plus I would always be worried that further down the line I could get messed about over money.
Doubt it's over-priced, probably just a nice property priced correctly.
If the offer is from someone who is in a good position to proceed and you're happy with the offer, cant see why it's a problem.
We accepted an offer on our property within 24 hours of the estate agents taken photos. The price was right and the buyer was in a favourable position.0 -
Thanks folks, nothing will happen until the weekend, as I'm only doing viewings on a saturday, so those coming back for a 2nd viewing won't see it again until then. Lots of new viewers coming too.
That barn in Yorkshire is the same kind of thing as ours, although our house is more modern & open plan inside. You see what I mean about it not being the same as loads of others in the area though.
