Reasons for my offer?

Made a first 'cheeky' offer last week on a 3 bed house, and as advised on here and countless other websites, gave 'reasons' why I thought it was worth that much (needed a couple of things looking at, etc)

A week later, I'm ready to put in a second, more serious offer. Since last week I've been looking into the value much more and found a sold house a few doors down. It is only 2 bed, but the square footage is very similar and it sold for a lot less than the asking price for this one.

My question is this; when I make my second offer, do I repeat my previous reasons why I think it is worth my offer plus the new reason, or do I make this the reason why I think it is worth what I'm offering?

Sorry for the cryptic post here, but don't want to show my hand too much, just in case!

    Unless your original reasons have changed then you reconfirm them. Personally if I was increasing my offer I wouldn't be adding any new 'issues' into the equation - they should be saved for when you need to reduce

    What is your position Amba ?Are you a FTB , do you have to sell to buy ? can you proceed immediately ? or is there a chain involved ?

    Brilliant . Put your offer in Amba reiterate your reasons why , the EA should forward to the vendor , however the decision is entirely the vendors .

    Keep in mind they want to achieve the best price .

    Do you know of any other offers ? If so can they proceed ?

    Something is only worth what someone is prepared to pay for it. Keep this in mind and if you feel your offer is what you feel it is with then stick to it. If not, move on!

    I have to agree with this. The seller will have a base price - for all sorts of reasons eg to avoid negative equity. Your reasons will then be irrelevant, no matter how reasonable they might appear to be, to you.

    Just decide what you're prepared to pay and then make an offer. If it's refused, then the ball is back in your court. You then have to decide if you're prepared to go "that extra mile" and if you can raise the finance to do so. Even if you do, your increased offer might not reach the threshold that suits the seller's requirements.

    As a buyer, you can only guess the seller's requirements - and they can only guess whether you have the means to offer more.
    Warning ..... I'm a peri-menopausal axe-wielding maniac ;)

    The reasons behind your offer are academic. They will accept your offer or they won't. End of. Your reasoning is completely irrelevant.

    You may think its overpriced, but they won't.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    Its like your trying to convince them, they will sense that your bargaining.

    Just make your offer, leave it at that. Think of it like a game of poker, give nothing away unless they ask and then play it cool.
