Sole Agency contract end - buyer found

We've given notice on our 16 week contract with EA's (we had to give four weeks notice as per sole agency contract so that it would not roll on). We have just a couple of days left to go on contract. We had no viewings during this time. We took the board down ourselves when we gave them notice because we decided not to sell.

My partner spoke with a chap around the corner and told him we could not sell our house and he said his son was looking for a property and so they came and viewed. They offered yesterday. Do we have to pay the agent as there terminology is - you will be liable to pay fees i contrcts are echanged with a purchaserr introduced during the period of sole agency directly or indirectly by us. As we are still in contract do we need to pay despite them not being introduced by the estate agents?

forgot to say the buyer has never contacted agent at any point

    Yes, you will have to pay - unless you can convince them to wait a few days to make that offer.
