Leaseholder requires advice

Hiya, Im after some advice on what to do next...

On Mar 8th, the outside drain pipe has a crack at the hopper and roof water is seeping thru the bricks and into 2 of my bedrooms. With the heavy downpours recently, its now become a severe flooding. Constantly I've been fobbed off with all sorts of lies from Peabody and AXIS about there investigating and only last week I threatened to sue for negligence as I have reported the issue on numerous occasions with evidence.

Last week, finally some positive communication and was told that AXIS will replace the pipe, then told its a listed building and the pipe must be a 'like for like' and finally told that they will repair the cracked pipe/hopper. Talk about cost cutting with a botchup job !!!

A scaffold went up on the Bank Holiday weekend and just as I thought, the Pipe sealant comes out to play and a quick paint job on the pipe (from Ground Flr to 4th Floor)

I've even had a call this morning from AXIS and assured me that the pipe is now fixed madder.gif

My neighbour below is affected to and she is fobbed off with different answers from PEABODY & AXIS. I'm currently waiting for an email from AXIS on the repair work carried out to provide to the insurers and going to be looking for compensation etc.

Any suggestions on where to go from here ?
