Halifax Mortgage Application


We submitted our mortgage application on the 20th April. The survey on theproperty was done on the 30th and we got the report back the next day which isgreat.

However, since then there has been no movement in our application and afterspeaking with our mortgage adviser last week, he said that the Halifax have notrequested any documentation yet. We've also checked our credit reports with Experianand there has been no further checks since the mortgage Quotation"searches that were carried out at the AIP and application stages.

Is this normal? I was under the impression that the application are processed via computer applications and the final checks are done manually?

I've got a feeling our application is in the "manualunderwriting" queue hence the delay?!

    Just spoke to the Halifax and our application is awaiting documentation to be sent by our mortgage advisor although the system doesn't say what documentation they've requested.

    I'm unable to contact the mortgage advisor at the moment so no idea what they've requested but I wonder, have they already performed the credit check or will part come later?!

    To say that I'm stressed about this is a massive understatement! lol

    depends what you had already given as documentation
    remember, they would have required i would say at least:
    - payslips
    - optionally job contract to see what sick pay/cover you have
    - bank statements
    - proof of address
    - id
    - any loan statements if you had then / including credit card statements to show that you have never missed a payment


    so depending on what you have already provided - it could be any of the above, or something else that could be specific to you.

    Yea the mortgage advisor has already taken copies of our

    1) payslips
    2) bank statements
    3) proof of address
    4) id
    5) proof of deposit

    I guess we'll find out from him if the've requested additional documents. But I wonder, have we been credit scored yet or not. It's this part that's killing me.

    For some reason, sometimes, when the valuation comes back, something "locks" in the Halifax system. I've never got to the bottom of it, but it may well be your adviser needs to go back into the case on Halifax Online and perform a requote, or call the service centre and have them release it.

    The system generates an email to the adviser when "corrective action" is needed, basically telling them to go back in to the case and do what you're told.

    You'll only know about this if it's happened to you.

    Sounds like you've experienced this glitch yourself? What sort of corrective actions did you have to make to allow the case to be processed then?

    When the valuation is received, the figure is input at Halifax and that sometimes triggers a requote requirement on Halifax Online. You simply go in, hit quote, reprocess the KFI and resubmit.

    Alternatively, if the broker calls the Service Centre, they will confirm nothing is needed and they press a few buttons and the offer is issued immediately.

    If you do nothing, the case remains in limbo indefinitely.

    Knowing our luck I doubt ours will be as simple as this but you never know. From your experience, at what stage does the credit check take place?

    When I spoke to the mortgage broker some weeks ago I got the impression that the Halifax perform part of the underwriting in parallel with the survey so that both processes complete in sync. Have you heard of this?

    In my experience, you get your decision to lend, then hit the full application "submit" button and the valuation is instructed immediately, with an email sent to you requesting any required documents.

    Provided your broker has what is necessary, these are faxed to Halifax and normally confirmed within 24 hours. Once these are back and the valuation ok, it's ready for offer.

    Hi i have been told also by my broker that i have passed AIP stage and the full credit check stage how ever on all 3 of my credit files only the original AIP soft check search has showed up

    Same here.. our reports don't show further checks so maybe the final creditcheck is performed when they check the documents. Who knows...
