Thoughts Please..

Hello,

I am a FTB and my partner and I have recently found a property that we are currently bidding towards / making offers.

The property is advertised up at 175,950.
We viewed the property on 03/05/2013.
Made an offer on 160,000 on 04/05/2013. This offer was declined.
On the same day we offered 165,000.
We then heard nothing for 24 hours so gave the estate agents a call and they asked for a "few" thousand more. We then went up to £166,000 and asked politely if the estate agents could give us a call at the end of the day (saturday) and just let us know the buyers thoughts.
We heard nothing. It is now 07/05/2013 and I am going insane. I know that it has been the bank holiday weekend but I'm so anxious about it all. I really want to ring up and chase this matter again but I have been advised numerous times to not call the estate agents to chase these matter as you don't want to appear to keen.

Would you say that this is normal for a buyer to mill over your offer for 3 or so days (this is either happening or the EA are very slow at getting back to us)? Would you chase up this matter? Or would you let them come to you?

I know it sounds pathetic but I'm struggling to concentrate at work and have come out with cold sores :mad: so i feel like I want this resolving as soon as possible really .. I'm aware its a long process and this is only the beginning.

    Look at it from the vendor's/EA's perspective - you keep coming back straight away to up your offer. If you were them, would you wait it out and see how high this 'desperate' buyer might go?

    EDIT: I don't want this to sound like I don't have sympathy with your position or that I have done anything differently from you in the past.

    Look at it from the vendor's/EA's perspective - you keep coming back straight away to up your offer. If you were them, would you wait it out and see how high this 'desperate' buyer might go?

    sometimes if you want a bargain you have to employ your pokerface!

    From the EA's point of view , why bother ringing you? he's got you eating out of his hand!

    Seriously though, it might be time to book a few more viewings:
    a) to stop you thinking about this property as 'The One'.
    and
    b) so the EA/vendor doesn't think you're totally desperate for the house.

    If you really want the house just go for the asking price instead of playing games.
  • Thank you. We have been thinking at looking at some more houses especially with the same agent. I completely see where your coming from.. I'm being too soft. Under no circumstances will I call them back!! Thank you!

    We aren't happy that the house is worth the asking price and we have set a strict budget that I don't want to start breaking. Many thanks though.

  • What i would do is look for another property that the estate agent has on their books and call and ask to make a viewing.

    Ask for a day like Thursday but say it has to be after x time as we are seeing another house in the morning.

    If they ask about the offer say that is your prefered house but are continuing to look until they get back to you.

  • I would rather discount your chances of getting this house - as the estate agent said they are looking for a "few thousand" more - but you only offered a "few HUNDRED" more. "Few thousand", I would say, translates into "Not a chance unless you offer at least £3,000 more" (as I translate "few" as meaning "3-5" (ie £3,000-£5,000).

    And you would believe the EA?

    They'll always say that. Doesn't make it true. I would offer what you feel comfortable offering - and leave it on the table. Let them come back to you.
