Is this amount of viewings good / bad??

We've put our house on the market - NE England on 5th Apr, going with the highest valuation. The estate agent is not on Rightmove - but we weren't in a hurry so thought we'd see how it goes.

We've had two viewings and another tomorrow so will have had 3 viewings in one month. We've just put it on with another agent also who are on Rightmove and hope to get a few more interests via that.

I'm sure it's been asked before but is this the average amount of viewings to expect?

    Personally, I would expect more viewings in the first month as the EA turns to buyers already on his books.

    Surely this will depend on what the house looks like, how much its on for and how much competition there is in your area.

    3 viewings might be a lot if you live in a 'highest valuation' terraced in Sheffield, but it might be a tiny amount if you live in central London.

    I would look at competition in your area.

    Your first difficulty was being in the NE.

    The second was not being on Rightmove.

    The third was going at the highest valuation.

    Like being a virgin bride ( ;)) you only get one stab at going on the market fresh, and in the first month you should see a large proportion of your potential buyers.

    However, you have corrected the Rightmove problem and you should now spend time looking at Nethouseprices, or similar, to see what houses like yours are actually selling for in your location.

    It could be that a price adjustment is in order, especially if your first agent valued high to flatter you and secure your business.

    Interestingly, my agents has said, that they are having less and less people 'on the books', due to the internet. People as buyers, no longer feel it is worthwhile to register with an agent as the majority of the time, the agent will only be identifying houses for them that they are already aware of through internet searching.

    And this is an agent who is growing year on year and has just bought out three other agents recently and opened several new offices, so they seem to know what they are doing.

    Just as an aside, they also confirmed my suspicion that advertising in local papers etc is a waste of money - they rarely get viewings from them for the same reason - internet. Sounds obviou, but worth knowing as last time I sold I wasted a lot of money (£50-£75 per ad) for no appreciable return.

    I agree with this. I would never trust an agent (as a buyer) to tell me about a house. I'd just assume they're all on Rightmove and check everyday and arrange to view the ones I wanted too. An agent would annoy me keep ringing saying I've got a house for you to look at etc. I'd just be like "It's ok I'll search myself on Rightmove".

  • I wouldn't assume all houses are on Rightmove personally. Most of them will be - but I was shown two that weren't (neither of which I was interested in...but still....).

    Agreed, when we were looking this past few months we saw a number of houses before they were up in RightMove. One house didn't make it up to RightMove, it was snapped immediately in just 1 evening.
