We have just attempted to put an offer in on a new build using the help to buy scheme and were told by the developer that there is strictly no negotiation on the asking price and that that's the policy rule, nothing to do with them.
I can't find confirmation of this anywhere, are they having me on?
    Grr
    Nic

In my opinion this scheme is nothing but a government scam. After 5 years you have to pay rent on the share owned by the state at 1.75% per annum, then growing at RPI+1%!! And none of that money goes towards actually repaying the share - it's just rent.

    My view: AVOID.

Yes but a price of 200k was already negotiated and agreed. Then when we were sorting out paying the reservation fee and mentioned the help to buy paperwork she said oh if you're using that scheme we can't take any money off the asking price.

I know it's essentially rent, but currently we have a son and a daughter in a 2 bed flat and thanks to stupidly tying into a high rate mortgage 5 years ago, saving a deposit is going at a snails pace and we only have 12k (16.5 including moving fees) it's either help to buy or stay as we are really

Im going through the HTB scheme with taylor wimpey, happy to negotiate a price (£8k off) there paying the valuation fee and £650 towards solicitor fee's, so theres bargaining to be had :)
  • I spoke to a builder about this recently - they told me they could move on the price and offer extras like carpets etc but they were not allowed to pay stamp duty or legal fees.
