Help with buying 2 new builds with px from Bellway!!

Hi all
Hope someone can help. I've been negotiating with Bellway for over 3 weeks now & still not happy with their deal they seem to be very sly about the money they'll deduct it from somewhere then secretly add it on somewhere else! NOT a discount in my opinion.
Here's the situation;
Part exing 2 old homes for 2 new build homes.
Home 1 is worth 180k on market. Bellway offered 167k, reasonable. They knocked the new build house to 250k & included carpets, stamp duty (1%) and freehold.
Home 2 is worth 170k on market. Bellway offered 130k, laughable price really?! they also knocked new build price to 250k & inc carpets, stamp duty and freehold.
Can I get them to offer more on home 2? I know deep down its 100% worth more than 130! I'd say 150k at very least but Bellway don't seem to budge, any tricks that people have or can use?? it's a deal breaker really if my mum don't get more than 130k for hers the whole thing is off and I don't get my house
I can't privately sell as the house isn't built till July & if we sell earlier it will be too much hassle, plus a similar house on the same road has been on market for a year now!
Any help would be appreciated x

Sorry original new build house worth 272,000 but they've knocked it to 250,0000

You would be in a much better position if you did sell first. Especially if you are so sure the properties are worth 180k and 170k. However if a house on your street has been for sale for a year maybe the market isn't as good as you think.:j I love bargains:jI love MSE0

Do Bellway know they'll lose both sales is they don't offer more on House 2? Is it worth dropping the price of House 2 to £160k with a view of getting a quick sale at £150k and your mum moving in with you for a bit?0

Unfortunately the house on the same street is not selling so they've now dropped theirs to 139000 ours has an extra bedroom & windows/doors newly done but if we out on the market I'm guessing we would only get 155 minus fees etc 150 which isn't far off bellways offer for all that extra hassle, risk & work it would be ideal of Bellway could offer just 5k more to us I think we would take the deal. They keep saying they can't budge on the price ratio though0

& yep we told them. The 2nd house is the deal breaker they seem to be playing a game with us to see what they can get away with.0
