Barratts new build house mortgage and price help!

Hi, so we went to go look at a new barratt homes development and we at a property and we loved it, so will be going ahead with it. However the house atm is the sales office and an show room so doesn't feel brand new at all and the garden, well it's really a garden like a small allyway!
We have some concerns however, and it would be great if someone could assist us.
We are going to do a credit check with Barratt, so the mortgage will be with them?
Once they do the credit check will you know straight away if you get accepted or not?
Will it be hard to pass mortgage? Brother is 20 years old, £28,000 a year, 4 years employment with same company, no missed payments defautls, ccjs. £600 credit balance spread over 4 credit cards. On electrol roll.
House worth 155,950 and will need a deposit of £7797. They did a quote and it came back with the following.
Price over 25 years: monthly repayment; £566.00, 20% government loan = £31,000, year 6 on gov loan, pay £45 a month in interest. A good deal?
They are listing the house as £155,950, do we think we could negotiate a few £thosuands off the house? Maybe 20k? I dont think anyone will be in the rush to buy mainly because its not really new people been in and out and size of garden
Could we also get anything added into the package? money, or they buy stuff for the house like washing machine, dishwasher, blinds ect?

Offer 5% less and then work up, ask for white goods/carpets/blinds to be included, possible for them to pay stamp duty?0 -
Barratt are not lenders so the mortgage won't be with them. You will be seeing one of their mortgage advisers. This is from Barratt's website:
