With agent but found own buyer

We have a board up and are with an agent. They haven't got us much interest and no buyer. However, word got round to a neighbour on our street about our house and they have put in an offer. Do we still have to go via our agent or can we sell privately? Where do we stand legally? I really would rather not pay agent as they have done very little to promote our house.

    You have to read your contract which should tell you, but I suspect the agent will still be expecting their fee. They will argue that it was their board that alerted your neighbour to the sale, and you'd be hard pressed to prove that the neighbour didn't see the board.

    Some contracts state that even if the agent doesn't manage to find you a buyer after 12 months that you are still required to pay their fee. Always read your contract.

    Multy agent contract?

    Sole Agency contract?

    Sole selling contract?

    Do you know what kind of contract you signed? Did you discuss it before signing? Negotiate the price and &/or terms? Did you read it?

    How did the neighbour come to make an offer? You told them during an Ann Summers coffee morning that you wanted to sell?

    Or they saw the EA board and knocked on your door?
