excellent purchase/ selling experience

It seems that a lot of people (myself included) come onto this forum to vent/ complain/ worry about an aspect of buying or selling their property.
In line with the sunshine at my end of the country, I thought I'd start a thread about positive experiences people have had with estate agents/ vendors/ surveyors/ mortgage advisors/ conveyancing solicitors etc.
For me, the stars of the show has been my solicitor (from Eric Whitehead, would definitely recommend) and also my mortgage advisor (from Barclays). Both have been indispensable with advice, and have worked at a great speed to get things done.
Even my surveyor (from E-Surv) who angered me greatly in the beginning ended up giving me sound help and advice above and beyond what I expected.
During such a stress-inducing process, it's great to have people around that are so helpful and conducive to a smooth-running experience.
What about you?

Good to hear a positive story on this forum, it reminds me that it's not all doom and gloom out there!0

Great news Jibby.
Just goes to show there are still plenty of good quality professionals out there who are offering great service.
You came on here a newcomer to the whole process, have listened and acted on the good advice you have been given and all has turned out just fine.
It proves my point - even newbies can quickly learn to navigate their way round the system, with the right guidance.
Sadly it is the "know it alls" who have closed minds and who will not budge from their preconceived ideas and entrenched position who come a cropper.
I'm so glad things have gone smoothly for you.
You approached your sale in the right frame of mind. You have conducted yourself in a businesslike and professional manner. You have used logic and a bit of simple old fashioned common sense.
Despite a couple of hiccups you have stayed calm, positive and resolute.
A good job very well done:D
Good luck and very best wishes for your new life in your new home.
As you know we had to walk away from our intended purchase due to a disastrous survey, so it's back to square one.
A couple of viewings booked for this weekend.0 -
Thank you Lesson, what a kind message
your help, support and advice have been invaluable!
Yes, sorry to hear yours fell through. It must be so helpful that you're as familiar with the process as you are! If there's any way that I might be able to help (though I doubt that I can given your wealth of knowledge), let me know. Hope the viewings go well this weekendPlease respond to mine and others' posts with courtesy and kindness- and I will not deliberately disrespect you. Down with the trolls!0 -
Thank you.
However, I can't take all the credit:rotfl:
There have been some lovely posters on here giving lots of helpful tips and advice.
When do you move in. Exciting times!!!!0 -
There have indeed, though yours was the first (or at least one of the first) threads that I looked at.
Still undergoing conveyancing and there are a couple of issues that need to be remedied e.g. ground rent of £1.50 which if not paid for 100s of years may result in hefty fine.
However vendors have demanded 28 days for completion (as per my signature) so I'll have access after that. Unless I don't get finished, in which case I suppose I'll lose the house. At this point, I think I'd just go with the flow tbh!
Doing some work on it before I move in, so may be a month or two before I settle down. Please respond to mine and others' posts with courtesy and kindness- and I will not deliberately disrespect you. Down with the trolls!0 -
My first time selling/second time buying went so easily and smoothly that I literally can't remember a single thing about the process. I don't think there was a single thing that went wrong or was delayed, and everyone did the job they were meant to do. The one after that, there was one slow solicitor in the chain, but otherwise that was perfect too. And, actually, the first time I ever bought a flat, my solicitor was glacially slow but it wasn't very stressful and didn't really matter.
They make really boring stories, though!0 -
@Ivana sounds like you were exceptionally lucky! I thought my house move would be totally un-stressful, being as there was no chain for myself or the vendor... I hope my next house move goes as smoothly as yours, but I'll be enlisting people I can trust (like the above) to go through the process. Please respond to mine and others' posts with courtesy and kindness- and I will not deliberately disrespect you. Just sold a house for my boss today with negotiations up to the asking price (BTL so no urgency to sell). Much nicer situation being on this side of the fence!!Please respond to mine and others' posts with courtesy and kindness- and I will not deliberately disrespect you. Down with the trolls!0

We are selling. The first EA we instructed was rubbish, taking the wrong kind of people round just to show us they were doing something. They lost our keys, they were arrogant, absolutely terrible. As soon as the contract was up, we instructed anpother smaller agent and things have been great since then. Very professional, they listened (!!). Fewer viewings but brought the right people through the door and we had 2 offers straight away. Our Buyers came to introduce themselves and we often talk on the phone to update each other on what is going on, instead of going through solicitors, to speed things up. It is all very amicable. Even when we dropped the selling price due to the presence of Japanese knotweed (we are paying to have it removed), everyone kept calm and it was sorted in an amicable manner. So very pleased indeed. So far anyway!0

Nice thread.
Still going through the buying/selling process.
Previously buying/selling (last time 10 years ago) can't remember at all. The most stressful part of the process was realising I'd underestimated how long it would take me to pack, other than that it was fine.
In the latest saga the good thing so far was the surveyor who came out to do the building survey for my buyers. I am selling a Grade 2 listed Georgian house and it was really refreshing to talk to someone who not only understood period property but was quite passionate about it and left saying 'he would be ringing my buyer to tell him he'd got himself a very nice house'.
Might be singing a different tune in a few days time after a mortgage valuation is carried out by e.surv tomorrow :eek:Experience is simply the name we give our mistakes (Oscar Wilde)
If you tell the truth, you don't have to remember anything (Mark Twain)0
