    Have already answered your question about 'usual time'. How many weeks ago did you make your offer? I'm guessing only about two. If it takes the average time, you'll be in a position to exchange in around another 7-9 weeks. Yes, it can happen quicker.

    Searches don't usually take as long as they used to. Can be days rather than weeks.

    There will be a LOT more to do than just waiting for searches before contracts can be exchanged. EVERYTHING has to be tied up and finalised.

    I had put the offer on 28th March which was accepted on 29th March. AIP on 2nd April and 16th april mortgage offer. Since then we have been going very slow as all we have done is got sales memo. It took more than a week for the offer to come to me and one further week to get to solicitor. Then we kept waiting for sales memo and now for solicitor to start searches.

    Okay, 29 March was a bank hol, so the earliest anyone could have started anything was Tues 2 April.

    If everything's done at average speed, you're looking at around 25 June to complete (although Tuesdays aren't such a popular completion date) (exchange at around a week before).

    Honestly, these things take ages!

    Speak with the vendor. I think the EA is just trying to scare you.

    How can this other person gazump you? Do you really believe they're selling their house with nowhere to go in the hope you don't complete quickly and the house is put back on the market? Ask the seller if he's in a rush and let him know the EA is telling you that he'll possibly sell to someone else if you don't complete quickly. See what he says.

    Unfortunately I have not spoken to the vendor till now as they were only at the house on my first viewing and next time around they were not. The dates are just a rough guidance so a day here or there as I just saw the calender, I am sorry about that.

    Well if completion date as per average time looks june end then its ok i will just wait and see what to do and how to proceed.

    Only reason I think I could be gazumped is coz the EA says so which makes me feel a bit nervous as we have already spent money although I know it goes down the drain any time vendor backs off.
