Solicitor check confusion

I'm mid-purchase of my house at the moment, and as a FTB am a little ignorant about the conveyancing process.

I've had a bunch of documents through from my solicitor and am attempting to understand them with only moderate success.

Can anyone shed light on the following:
  • What is the Title Information Document for?
  • If I didn't like some of the conditions e.g. thou must not have a caravan at your property, can I ask for this to be changed or is this all set in stone?
  • Solicitor has suggested I should have a Cheshire brine check costing approx £200 - saw on LR website I can get this for £30 myself. Would this be different to what the solicitor would do?
  • I need to sign a document stating that the boundaries are correct - how do I know this? Or does this mean I am just adhering to the boundaries LR have laid out?

Abuse-less replies only please! :) thanks!!

And do you understand what it all means?

You are paying for legal advice, ask them?

Did you go for the cheapest online quote or use a reputable local firm?

I have just got all the docs today and been busy at work all day so not really gone through them but all i know is I need to sign and send it back to them so they can start there work, Are you at the same step, I dont remember seeing anything like the document mentioned by you on the post.

I googled it and it said the following

Copy of land register – used to be called Office Copy Entries – sent to conveyancer when registration is completed – gives information about property such as owner, any charges, any covenants – available to general public – has replaced most title deeds

Sorry but I am FTB too so not too good with everything.

I have asked them, I am currently awaiting reply.
Being as there are lots of knowledgeable folk on here, thought I'd check in the meantime as it may take a day or so for S to come back to me.

I used a reputable non-local company that wasn't the cheapest quote.

Haha, I have just received a very comprehensive reply from my solicitor! There was me thinking I'd be waiting for days.

I was obviously just being impatient. :)

Only thing I need to know now is about the brine search. I'll start a new thread for that specific item.

    Hi

Do you mind me asking that is this the set you have got from your solicitor so that you can instruct him to carry out work onyour behalf or is this some second set of docs you got from him coz mine has sent docs today which needs to be signed and sent back to him with my ID proofs.

Also is your property leasehold or freehold.

@bretts - it's a freehold, and I think I am a stage further than you as I sent back the engagement form and IDs etc a month or so ago.
