    christopher1977 - I wish I could list "price" as a hurdle. Afraid, I can't. It's not a hurdle because houses from as low as £100k to as high as "you know it" are available across the UK, though they may not match our expectations of price-location-design-etc.... As someone said "problem is the difference between expectation and reality"

    I know 3 groups of Londoners teaming up and asking builders to construct a building, saving up to approx. 30 - 40% of the property prices in those respective areas.

    The lack of commitment until exchange. The huge loss caused by people changing their minds and collapsing the chain with no financial penalty.

    No agreement until exchange but costs have to paid out before exchange

    Lack of suitable housing - it took me almost a year to find something I liked

    Sellers unrealistic expectations - I looked at some houses and made offers that given the market and the selling prices of other house in the area, were very realistic and they wouldn't even negotiate, wouldn't drop even £1k below asking price.

    Stubburn vendors - after a 5 month completion process (Mostly due to the vendor not answering queries), the vendor decided at the last minute he was taking his curtains etc.
    Weight loss challenge, lose 15lb in 6 weeks before Christmas.

    The ability of both buyers and sellers to lie/change their mind with impunity at any point up until exchange. eg seller says they're willing to go into rented accommodation then, months in, changes their mind and forces the buyer to wait for an onward chain; cash buyer has a low offer accepted on the basis it will be a quick sale, the whole thing drags on, and it turns out they've "changed their mind" and decided to get a mortgage.

    Also, I've found even full surveys to be incredibly slapdash and amateurish. It's far too easy for sellers to restrict access for surveyors and/or cover up problems, and it seems to be nigh-on impossible to get any compensation from surveyor or seller.

    But mainly the whole thing needs speeding up. If the whole process took a month then all these problems would be so much less likely. If someone tried to gazump/gazunder/mess you about, you could tell them to get lost - you wouldn't be so emotionally committed.

    Errata - sorry, I meant 'browsed';

    DRP - I am asking. Your problem(s) / hurdle(s) during the property buying process. Beyond the quantitative outcomes, the research will focus on pattern recognition and hoard mentality!
    Your methodology is terrible (if you are genuine). You have already stated your conclusions and are now asking for opinions.
