Buying refurbished house checklist?

We're buying a refurbished house, the vendor is one of those investors who bought old & run down houses to be refurbished and sold immediately. For this particular house he added the loft and added the 3m extension.
Is there anything that we should do above and beyond the building survey? I was wondering how do we ensure that the work that he's done is good? The boiler, new central heating, the plumbing etc?

I would be more worried as to whether or not the appropriate PP had been obtained, and more important from a safety point of view, that building regs had been complied with.
If this has been done then you can get in your own plumber, electrician, heating engineer to check the quality and safety of the works you mention.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

It is usual to pay top-whack for a refurbed house so make sure you everything has been done properly and not just redecorated the surface - check the roof, wall plaster, electrics, boiler, bathroom and kitchen.
These are expensive and when viewing a shiny redecorated home it is easy to miss these big jobs that could look good now due to new lick of paint, polyfilla, silicone, new doors etc, but when you need to get them done will cost a bomb...
ie under the sinks, behind bath, plumbing etc - does it look like it was done on the cheap?
Have the place been rewired or just a few new light switches or sockets?0 -
