Buying a new build and how it works? advice pls

hey
how does buying a new build home work from start to finish
what i have to do and what others do.
1,find a place
2,A agreement in principal (moratge)
3,make offer
4,place reservation
5,speak to a mortage Broker/s
6,instruct a solictor conveyancing
7,exchange contarcats as have heared new build companys want contracts exchanged within 28 days
8,accept mortage offer (offers last 3-6 moths ?) and hope theres no delay on finish date. have heard mortage lenders will extend the offer if there is delay on finish date
9,pay a deposit on home (5% etc) to builder through conveyancing solictor
10,conveyancing rest search for your mortage lender/offer
11,final payment
is it this order/different way or have i missed something?
any advice would be great
