Whats peoples opinion of this place?
eastvillagelondon.co.uk (am not allowed to post links - annoying)
Any idea when they go on sale?
They just give a vague "ready for living summer 2013" statement on their site

Can't really form any opinions until we know what prices they're asking...
From what it says on wiki, most of the properties will be rented.
They built a few large blocks of flats in Brentwood and, from what I could gather, ended up rehoming loads of council/social tenants there (just saying, not judging!). Sounds like they're planning on doing the same at E20 (http://homeconnections.org.uk/housingmoves//NewDev.jsp)
Would definitely wait and not jump in feet first and buy off-plan! Am presuming they'll try it on with the prices. Personally, would much rather buy elsewhere in an established area without the new build premiums.

I live in one of the least-desirable post-codes in London and I wouldn't move to Stratford if you paid me.
It might look all bright, shiny and modern now but in five year's time, who knows?0 -

To me, it's E200

Am with B&T - can't see it becoming some new fantastic desirable place to live. Can see it having a big negative equity problem in years to come (unless prices shoot up, but I bet you'd make a far bigger profit elsewhere).
Used to go out a lot in Stratford. My sister has worked there for nearly 25 years, and, as with B&T, I would never add the area to consideration lists when moving. Wouldn't buy there, and definitely wouldn't buy into some "new desirable village" spiel.

i agree - the entire project is pure marketing
the main reason i posted this topic is - i'm worried about what the release of hundreds and hundreds of homes en masse in stratford will have on property prices in the surrounding areas over the next couple of years
*hopefully* however if the negative attitude reflected here is representative i shouldnt need to worry about prices dropping due to the old supply/demand or desirability issues in hackney/whitechapel etc
cheers folks :T0 -
Tomorrows ghettos...What was that estate where the blue peter women done her brains in as a investor?...Thamesmead.. Remember that place...It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -
As this development is now on the market for sale and rent I was looking for some feedback about how the life is over there. I searched internet and have not found anything apart from this forum's topic. Is anyone here who can share how they are doing over there? I am personaly looking into 2 beds renting, or shared ownership there, whatever will come more attractive from money prospective, so would like to hear opinions now, after almost a year since latest post on the topic. One of the questions I have: how much the heating bills are. They have specific centralized heating system, so would be interesting to hear how much it cost comparing with "traditional" method. Thanks.0

Life? Are you looking for a sense of community? Its part of a ongoing construction project, westfield is too expensive to spend much time in and Imho the place is a high rise ghetto with rat runs. Plus points......maybe the qeop but thats not got much going on currently. Close to transport links. Close to Stratford(not really a plus in my book). Thats about it.0 -

It's the only place that I know where people have walked away from rentals before the term was up, forfeiting deposits and having to pay rent after leaving, because they could not bear to live there any longer.
Even if the flat is nice, will you be happy if you, or your partner, feel uncomfortable going out at night?0
