Not condoning Ts who fail to meet their obligations on paying rent but "Nan" also failed to meet her own legal obligations regarding scheme registering the T's deposit and providing the T with the scheme's prescribed information, both within the required time frame.
Tenancy deposit regs were brought in in April 2007 and updated via the Localism (edit:Act)- much publicity surrounded both. OP says tenancy began April 2012 yet deposit not registered until 3 months ago. April 2012 was the date on which the Localism Act's tenancy deposit provisions were introduced - strange that all the publicity passed Nan by.
Anything else OP's Nan has perhaps omitted to do?
Nan/granddaughter refer to the T's "leaving date", without understanding that a S21 does not give a date on which a T has to leave ( even if all deposit reg dealt with properly.) Court order needed if T remains in situ.
OP - if your Nan is not happy with current solicitor she can of course choose to use another one or sign up to one of the LL Associations/LandlordLaw et al.Membership fee tax deductible and much useful guidance. There are also specific "tenant eviction" firms.
As others have said, you would be better off delaying the marketing of this property until after this tenancy has been formally ended (via S8, G8,10 and 11) and the T has moved out.0
