I'd suspect david and olly are alluding to the point that by signing a contract that you haven't read and understood, you are leaving yourself open to a multitude of problems that may or may not be contained within it.
Mind you, it's hardly "nice" to just make allusions without actually stating any clear advice, but it helps some people to feel that little bit "cleverer" than they think others might be. In truth it makes them look a bit of a 7m^7.0 -

If the landlord had done his quarterly inspections, he might have picked this up at that point. Another lazy LL not checking his property.
