Survey back on BTL property

Not sure what forum to put this in, the only other one that looked likely was "in the home" so I decided to try my luck here.
Had an offer accepted on a 1st floor (converted terrace house) flat which will be let out. Got the survey back today with a few things that are worrying me.
"It was noted on the party wall between this and the adjoining property that approximately half the height of the pitch at the front of the building the red brick is granulating. Water is therefore penetrating between the firewall and the tiles and a repair there is required."
talking about the fuse box: "This is a basic system with no RCD or earth leakage protection. Where wiring could be seen it was sheathed in PVC."
"Areas underneath windows were tested and it was noted that there is some evidence of dampness underneath the front room windows; therefore the seals between the stone and PVCu window frames will require making good"
There is a lot of other minor stuff, bathroom window doesn't work, artex, polystyrene tiles, guttering and a small flat roof nearing end of life and a lot about fire safety which could be a factor if we want it tenanted - only escape is down the stairs (windows only have a couple of fanlights) no door on kitchen along with the polystyrene tiles.
We are in no hurry to buy, do we just walk away from this one, reduce our offer substantially or is this par for the course for a survey?

Doesn't sound too serious, but will require some maintence. Are you willing to spnd a few £ getting the property up to scratch before letting, or not?
Has the surveyor given an estimate? What was it?0 -
Speak to a builder that would fix this kind of thing and get a quote. Then reduce your offer by a similar amount.0
