Advice on disputing deposit charges

Hi all,
Recently moved out of my house and despite asking my letting agent to come and take a look and let me know what needed fixing so I could do it before I left they refused anything but a final inspection and then sent these charges...
Clean of oven / weeding and sweeping of garden / rubbish removal - £120
Re-attach bathroom tap - £50
Carpets bedroom - £110
Carpets stairs £70
gates £70
Redecorate bedrooms / chimney breast / meter cupboard etc £170
Fix light at bottom of stairs - £60
Total deductions - £650
I was going to dispute the carpet stairs, the light, the oven and the chimney breast anyway but these prices are ridiculous and even the things I have admitted liability on I really don't think should ever cost this much to replace.
Any advice on where to proceed before I just dispute with the dps?

Sounds reasonable, you have admitted liability on some, they will probably have done a full inventory and condition report at the start of the tenancy. They will be getting it all done with separate contractors, who all have call out fees and the hour rate, and the materials, it adds up.Target Savings by end 2009: 20,000
current savings: 20,500 (target hit yippee!)
Debts: 8000 (student loan so doesnt count)
new target savings by Feb 2010: 30,0000 -
Did you have a full inventory done at the beginning of the tenancy?
If there was no inventory then the LL would have difficulty disputing anything.
Perhaps you could give us an idea of the things that you have admitted liability for.
The basic principle if there was an inventory is that you should have left it in exacly the same condition, less wear and tear.
The landlord cannot claim for betterment i.e. a new carpet to replace one that was 5 years old.0 -
How long have you lived at the property?
Did the landlord take lots of photos or do a video inventory when you moved in and give you a writtern copy to read and sign?
Without this he would struggle to prove anything.
Ask for your full deposit back from the deposit people0 -

It isn't just the cost of replacement that you have to pay.
You have to pay for the time of the man to go to the shop to buy it and then come around to fit it, as well
