Offering on a new build & using HTB?!

After looking at mortgage options it is looking more and more like we will only be able to apply for a mortgage in my name - therefore cutting our budget down.

A house we like is up for £195k, I plan to use HTB and have a 5% deposit but ideally I need the house to be less to be able to get it without getting the maximum mortgage - we can afford the max but I understand it has a higher risk of being declined.

Do developers take offers? If so how much percentage wise? Would a 5% discount on the plot be doable? Can they offer a discount on the price if I am using HTB?

    They can reduce the price if they want to. HTB doesn't cost them anything, so they may be more flexible on the price. Certainly more than they would be on NewBuy.
