ftb what should we pay

hi we are ftb's and have seen a house listed at 145000 overpriced we think it has nice large rooms but whole house would need redecorating and new kitchen bathroom and new d/s w/c what would be a realistic offer as dont want to upset sellers. also know the house they want to buy is currently under offer as we viewed that one also. Also know they have lived in house for over 20 years and paid alot less than 145000 for the house.:beer:

What they paid for it twenty years ago isn't relevant now to you. Why do you think it is overpriced ?0 -

As the others have said, we can't advise you as we don't know where you are. The price differences across the country are massive. You could send a link to the estate agent's ad and then perhaps someone could help. Have you looked on the Rightmove site at past 'sold' prices of similar properties in your area? I agree that the price 20 years ago is completely irrelevant due to what has happened since. I bought my first flat nearly 20 years ago and now it is worth approx 4-5 times what I paid.
Have you viewed other properties and compared asking prices?0 -
yes we have viewed other prices the property is in the north west. i was only looking for some advice from people who have done this before us and was supplying as much info as i knew to get the best response. prices were this in 2007/2008 on zoopla so i was thinking would be a little lower now, just don't wish to pay to much as ftb.0

Offer what you would be happy to pay and can afford. And be realistic about what actually needs doing and what is just changing it to your taste.Have a Bsc Hons open degree from the Open University 2015 :j:D:eek::T0

And don't take any notice of Zoopla pricings. Often they bear little resemblance to reality & seemingly pluck figures from the air.
The only way to know what a house is roughly worth is to check what others in the same location have sold for over the last year.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -
the thing is a house is worth what someone is prepared to pay for it...
To you that house needs additional work in the kitchen/bathroom etc but to someone else it may be perfect...therefore there isnt a standard figure you should offer.
Admittedly the house is probably offered for sale by the vendor at a price to achieve a maxumum return to them..but so is every house and what you need to consider is if you offered 10% lower than the asking price and it was rejected,do you love the house and see the potential enough to offer higher,or are you happy to walk away
I remember being a FTB and viewed lots of properties some we didnt offer but 2 we did put realistic offers in on...one was rejected because the vendor clearly wanted more than we wanted to pay...so we walked away
At some point you will find a property where your desire to own it is reflected in the offer you make...that might be the asking price or it may be less..
The fact that the current owners have lived in the property for a number of years and paid a lot less for it is irrelevant...ive lived in my house now for a good few years and its worth a lot more than we paid for it ...and yesif you were to offer what we paid as a fair offer the result would be insulting...in the same way assuming you buy a house and live there for 10 years you would expect to hopefully sell it for more than you paid..
