British Gas PropertyCare for Landlords?

    I thought it looked good, even phoned up about for my BTL, discussed it with the Customer service person, told her the property had a combination boiler and a gas flame effect fire, this made the price jump to £23.50 pm, this makes the total cost of over £280 PA,ok this includes a gas safety certificate but it seems a bit steep to me, but if I suppose if you want peace of mind.

    I have 3 properties with combi boilers.

    The landlords safety check cost around £50 for one 20 miles away, and the other two get done for another £50, as they are in the same village. The boilers get a basic service at the same time.

    The biggest bill I've had for a boiler breakdown is in the one 20 miles away and that came to around £130. I Have yet to spend anywhere £216 on CH repairs in any year on all these properties combined, let alone on one individual boiler.

    Having said that labout rates in Cornwall aren't huge.

    Besides, if a boiler needed replacing, assuming its similar to the Homecare products, these are not covered, they just give you some 30% off their vastly inflated prices. I say get a local corgi registered plumber to fit a new boiler, even if you buy it yourself. It will cost you much less than £1000 all in (south west labour rates).

    If you're based in London or similar then it may be worth doing. I don't know what it costs to get a Landlords cert in London.

    These policies are not something I'll be entertaining soon.

    The so called "professional advice if any defects are found" is a joke. What it means is that most will try to flog you more services at their rates, which a genuine plumber with a healthy workload will usually suggest a much cheaper and practical alternative.

    I have had one chap from BG who was honestly very helpful advising me that I could probably save the money from a powerflush as it would pay the labour to install a new combi in place of a conventional. Other so called engineers were advising me to pay them to powerflush the system whereas in actual fact the design of the system was flawed, and no amount of powerflushing would cure the problem of vaporisation.

    The ONLY solution was to fit a combi, and triple the pressure in the system to prevent vapour being created.
