Housing !!! rent

Hi guys,

Does anyone know how much a housing association will set their % of take home pay for max rent? Is it 30%. Im currently paying 40% privately and have applied housing !!! house because we cant afford to live while paying 40%. Just trying to work out what they will think is paying too much?

    Are you asking how much a HA would think it is too much rent to pay out of your income?
    AFAIK they process applications based on need so low income, high rental area might add a few points but there is also many other issues such as overcrowding, local need etc.
    Unfortunately you may find that if you are working you will go to the bottom of the pile for social housing. Doesn't hurt to apply though.

    Bear in mind there has been lots of talk about raising the rent of HA properties to similar private rentals so cheap rent is not always guaranteed. I have always found HA slightly cheaper but it depends on the area.

    If you are struggling to pay rent have you considered housing benefit? Check out your local housing allowance on the local council website to see whether you would be eligible.

    I don't believe housing associations work like that. They have rents which are affordable under the local housing allowance.

    I don't know where in country you are so can't comment on the rate where you are. Nor do you give your wage.

    Find your local housing association and register with them. You have nothing to loose. Then look at your circumstances and see if it meets any of the criteria to jump up a band- these are applicable here:
    Band Qualifying GroupsBand 1 +
    • People losing their home due to a recognised regeneration scheme within one of the local authorities in the sub region
    Band 1
    • People leaving HM Armed Forces community*
    • People assessed as statutorily homeless and in priority need
    • People threatened with homelessness within 90 days and in priority need
    • People at risk of domestic abuse
    • People who need to move on urgent medical grounds
    • People who need to move on welfare grounds
    • People living in unsafe or unsanitary housing conditions
    • Social housing tenants of the partner organisations that are under-occupying their accommodation by 2 or more bedrooms**
    • People leaving HM Prison
    • Young people at risk

      *Please note that with effect from the 30/11/12 additional preference is awarded to HM Armed Forces personnel.

      A member of the Armed Forces (serving, or has formerly served in the regular forces; serving, or has formerly served in the reserved forces; a bereaved spouse or civil partner) will, therefore, be awarded the highest priority if they are in urgent housing need (Band 1) above others within this priority band.
    *Calculations for under-occupancy will be based upon the number of people within the household and the criteria set out by the
    Department of Work and Pensions.
    Band 2
    • People assessed as non priority homeless or no longer owed the main homelessness duty
    • People who need to move due to a high medical need
    • People living in overcrowded conditions and are 3 or more bed spaces short of requirements
    • Social housing tenants of the partner organisations that are under-occupying their accommodation by 1 bedroom
    • People who need to move on hardship grounds
    • People sharing facilities with persons not of the same household i.e. houses in multiple occupation or bed & breakfast
    Band 3
    • People leaving ‘tied’ accommodation within the sub region
    • People who have had a relationship breakdown
    • People who are 1 or 2 bed spaces short of requirements
    Band 4
    • People who have no or a low level housing need
    Paid off the last of my unsecured debts in 2016. Then saved up and bought a property. Current aim is to pay off my mortgage as early as possible. Currently over paying every month. Mortgage due to be paid off in 2036 hoping to get it paid off much earlier. Set up my own bespoke spreadsheet to manage my money.

    we have hardship grounds and the housing association houses have a local connection required such as living and working in the area. I am praying we will be considered because of due to previous bankruptcy we cannot move to another private rent. We live and work in the area so that ticks those boxes. I am just worried that they will look at ppl slightly further out than us who need extra bedrooms. We are the opposite because our current house is too big - stressful business.
    Where we are the fact that they say must work in area means the fact that we both work is necessary and in our favour on this ocassion. Our current rent is 800 plus 186 council tax the housing association house is 500 rent and 150 council tax it would change our lives. So many ppl need help tho

    HA dont work that way.

    If they say you qualify for the house then you'll qualify, simple as that.
    With Housing assoc, it's not about whether you can afford it, it;s whether you fit the criterea and are top of the list when the house becomes available.
