Buying - how long now?

Hi all,
We are buying a house - been through the ups nd downs and looks like the sale is finally progressing....

We have the mortgage offer and the solicitor will start the searches tomorrow.... How long should I expect things to take from here until completion? I asked the solicitor about how long searches usually take with my local authority - he said "a few days"..

No chain on both sides and the vendor is keen on completing ASAP...

    Probably a month. Could be more. Have all your and your solicitors enquiries been satisfied? This held us up about two months!

    Not yet. The solicitor got the draft contract last Thursday....

    If your vendor has every bit of paper ever produced about your house since the day it was built and everything is perfect, and both set of solicitors light a fire under your file, using couriers for paperwork a week.

    If the vendor hasn’t got a FENSA certificate for the windows, the building regs for the extension has been lost and the legal access down the private road isn’t clear it could take months.

    Sorry but you can’t get any meaningful advice from anyone on here, as we can only give general advice, but you’re into the nitty gritty of your purchase.

    I bought an empty house and had a small chain behind me (our buyer, and a company buying her house).

    Took 11 weeks from start to finish (with me speaking with at least one of EA, mortgage provider, solicitor every day). Average is 12 weeks, but with no probs and everyone rushing, you might do it start to finish in less than that. I've not beaten 5 weeks yet - that was a mad rush, with no chain on either side.
