    North West for me mate - it will likely depend on the kind of demand your sites are experiencing. Two different major house builders were offering me cash discounts on their houses for Help to Buy.. Then again, i do live in the North West and not London.

    I was actually quite surprised they discounted for me as the houses on the site we're buying are already very reasonable priced when looking at house prices (both listed and sold) in a 5-10 mile radius for the last 1-2 years. It's also a cul-de-sac plot with no property to the rear and a protected field at the back.

    Also, ignore brit.. From reading the forums it does appear that the vast majority of the forum think he's a bit of a dimwit.

    Legalities do not matter. If the seller does not want to give you a discount, they do not have to.

    Thx for ur inputs...can you tell me which builders and development offered discount...I may want to take a look there as well..

    barratts offered me no discounts, no upgrades and no incentives

    taylor wimpey offered me £8k discount, pay solicitor fees, pay valuation fee, turfed back,

    so ended up buying a nicer, larger house through TW for less than barratts, TW also came with carpets etc, Barratt 1 didnt
