communal garden making private

I currently have a garden that is split in half with my neighbour. He has the front part and I have the back part. I want to look to try and buy his part from him as then I would have a private garden which I would believe would make my apartment worth more. However, I don't know how to value this land. Would I ask an estate agent to give me an indication of how much my house would be worth with and without the private garden or do I get a surveyor?

The value of the garden you'd like to buy is the value it's owner puts on it. Which may be far in excess of the amount your property might be increased in value by..................

Especially as the other person's flat will no doubt decrease in value by the loss of a garden/outside space and they will want to be compensated for this......
We are hoping to add to our village house garden by buying some land adjoining it, but in our case the land doesn't form part of a neighbour's garden and furthermore the current (bankrupt) owner lost an appeal to build a house on it several years ago. Even so, we're assuming the value put on it will be higher than we're hoping to pay.
I was advised to get a land agent/surveyor - not an estate agent - to value the plot, but haven't taken this step as yet.......

Most apartment leases will have a clause preventing a sale off of part of the area comprised in the lease so you will probably need the freeholder's consent as well.RICHARD WEBSTER
