What's the typical period notice you need to give an agency to finish your tenancy?

    Just to clarify OP, the above is correct. However, if the S21 is issued during the tenancy Fixed Term, and therefore expires within that period, LL can apply to court the day after the fixed term ends, so in theory, could achieve a possession order within 3 weeks!

    As I said, it is up to the tenant to read and understand all notices issued to them, and take note that if the S21 2 month notice has already expired, the LL can act on it to start to gain possession the moment to FT ends.

    I understood it like Werdnal explained above, ie, that they could issue you with that S21 during the tenancy so that in theory, a landlord could achieve a possession order within 3w.

    It shouldn't ever happen (in normal circumstances) but there's always a possibility, so good to be aware of these things...
