We really want your house!

Dilemma

We really want someones house , we have viewed it 3 times , but due to naievity and the fact we havent sold as quickly as we thought , we havent been back for 4 weeks

subject to selling ours we offered 175k on their house , they bought it in late 2011 for the same , it was up for 189995 , at that time the EA said that the lady vendor liked the offer but the husband wasnt sure

We then put our house up with the same EA as the vendors are using , maybe a mistake in hindsight as although we have a probate sale so the proceeds wont be all ours , the EA obviously will think they can drive us up to the max on the house they know we like....

The house is now at 180 k and offers over

The difficulty we have , is it ticks all boxes , but we know A) any offer we make is not considered whilst we arent proceedable and B) We dont want to chase our EA asking about the property because we dont want them to know how much we want it...

The house has been on since early jan so going by our contract length of 16 weeks , means if they signed the same , theres ends early May

We want the vendors to know our offer is there , and although we wish them luck with selling , they should know , we are doing everything in our power to sell and subject to a fee agreed subject to survery etc , at some point in the near future hopefully , we would buy their house

We were going to send this in writing to them , with contact details just saying if you do withdraw from the market due to no luck , please bear us in mind as we are still interested

happy to go via EA but just wanted YOU to know we are still at the table...

We wanted to approach direct because as i say , we dont want to appear too eager direct to the EA even tho happy to deal through them should we become proceedable before the house we want comes off the market!

Any advice guys ?

    TBH, sounds like you're over-thinking all this.

    They wanted £190k, rejected your offer of £175k (or thought you were a time-waster) and now it's back on at £180k (in the current market 'offers over' is a non-starter).

    Sounds like there was no serious interest and they've realised price was too high. No harm in speaking to your EA, he can see two lots of commission for making a deal work, what's not to like from his PoV? I'd imagine you going direct to the vendor isn't going to help with selling your house!

    Loads of folks buy while in a chain, and aren't "proceedable" in the same way a FTB is. If you like the house that much, there's always options for bridging finance.

    What are your realistic expectations here? If you truly aren't proceedable then why should they spend time communicating with you?

    Even if they called you on Monday and said they accepted your £175k offer, with you not yet having an offer accepted on your own property they are just going to leave it on the market hoping a FTB offers the same as you or more. I don't really see what you would have gained beyond the position you are in now.

    So if I were you I'd call them to remind them that your £175k offer is still on the table and ask that they let you know about any developments. They probably won't, so you might want to call them once per week asking if the property is still on the market (not hassling about them accepting your offer).

    Once you do get an offer on yours, you would be in a position to move a bit quicker so you could start trying to negotiate more then. Right now I don't see what cards you hold. I'm sure once they get bored waiting for higher offers they will get back in touch with you, but even then, if you haven't got a offer yourself then they are going to hope for more from someone else.

    I doubt that they feel quite that standoffish. My take is either that that they would want a reasonably quick sale and would be happy to communicate or may be they are a separating couple based on the Estate Agent's snippet, in which case all bets are off.

    Overall my thought is that there is no real benefit in contacting the sellers. If they have their heads screwed on they will update the agent and you will have tipped your hand as to how keen you are so you will be disadvantaged when you sell yours. If you do indicate your continued interest, but an acceptable offer comes along for their property, this will not save it for you.
    You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'

    Because they have been on the market neary 16 weeks ? and we are quite possibly the only people who went back three times ?

    If it was us and we had a viewer come three times then never heard a thing for weeks , i thik i might appreicate an update

    I wasnt thinking of mentioning any offer , it wa simply a `note of interest` much the same as when someone leaflet drops an area they want to live in asking if anyones selling

    We just wanted to avoid them possibly sitting down one night soon between themselves and deciding there was no serious interest anywhere and taking it off the market for a year or so

    Or at least take the chance that letting them know were still interested along with the fact we HAVE to sell ours might give them something to think about shouild no offers come long

    They know you have viewed 3 times. Unless the agent is telling a complete porky, they know your offer has been made. They will also know you are trying to sell.

    Why not just ask the ea to keep you informed of any interest in the house? This is what I did a few years ago when there was a house I really liked & had viewed 3 times but wasn't 100% sure about it being right for me.

    Ea did later ring me to tell me house had been reduced & I told her I was still considering it & doing some research on a local planning issue & she agreed to still keep me in the frame.

    A few days later she called to tell me an offer had been made & invited me to make an offer myself if I was still interested. I did this, but my offer didn't match the one received & I wasn't interested in going any higher. Fortunately I never regretted not getting that particular house.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.
