OMG...offer accepted, anyone else at the beginning?

Hi all,

Well after weeks and weeks of turmoil ( we live in greater london) we have finally had an offer accepted on a maisonette this morning!! wahhooo. Its been taken off the market and no more viewings allowed. I just hope this is the right bloomin decision lol.

So, is anyone else at the very beginning of this adventure and would like to embark on it together maybe keep a FTB diary type thing?

    Congratulations Feanor on getting your offer accepted. While not a ftb, I accepted an asking price offer on my house last week after just 2 days on the market :j (also in G.London)

    So, now I need to find a new home, but as there is a shortage of decent property in my area I may have to think of going into rented if something suitable doesn't turn up for me.

    Fingers crossed your survey is ok & you are happy to proceed with buying the maisonette.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    Good luck to you :D FTB is the exciting part to be in lol. Just remember those above you in the chain have so much more to do and it wont happen in 3-4wks like you imagine ;)

    Thanks guys..its very exciting!

    There is no chain with this property, it has previously been rented out but the owner i understand is getting older and doesn't want the hassle anymore, so if all goes to plan we should be in by the end of June. He has said he wants a two week completion after exchange and no less!

    Other properties we had seen had big chains, so in alot of ways im glad this hasn't as the shortage of decent property around here is severe as someone has already said.

    Hope we can all support each other whichever way it all goes. good luck everyone else!

    Hi All

    Me and the mrs put in an offer on our first place in Jan 07. Maisonette in Bromley, kent/gtr London, so ended up paying the asking £165,000 for 2 bed grnd flr maisonette with 40' garden.

    Look to complete in 2 wks so total time will be about 5 months... not exactly fast for a vacant property with no chain. Decided to move in with my mother until we complete but this has dragged out for ages. had a problem with Chancel Search which showed we needed to pay if the local church needed renovating, so also ended up taking out policy to cover up to £250K. Bit of a pain in the !!! but didn't want to take the chance.

    Place needs complete re-furbishment, so when viewing we had a massive row over the place (Me & Mrs). She wanted a place that was all fancy which could be moved into straight away and i saw this place as an opportunity to get a 2 bed instead of a 1 bed. we could have afforded a 1 bed flat but when you think about the future then it is not exactly easy to move again in a few years from a 1 bed to a 2 bed. I did my best to show her a budget of costs and a before and after price and told her she could choose her own bathroom and kitchen and now she is more excited than me!!!

    I am a bit worried as I have taken on quite a massive job before we can move in, but with the property market the way it is you just have to put your balls on the line a bit!! here is what we have to do:...

    -Remove back boiler in living room
    -Install new central heating system including energy eff. boiler
    -Total re-wire (currently only one light switch and one plug socket in each room at the moment)
    -New kitchen
    -New lights, so probably new sealings as we want down lights.
    -New Double glazing
    -Recessed doorway so will also make a porch.
    -decking sml area of garden and ladscape the rest and add new fence to boundery.
    -Complete New Bathroom
    -Oh yes... then completely decorate, including new flooring.

    I am very excited and can't wait to get in there to get all the work sorted, so would like any advice if anyone has it.

    Hi Everyone - I have just accepted an offer on my flat (first time seller) and it was only on the market for 2 days - the first person to view it made the offer and it was what i was looking for. I'm still in shock as i was expecting it to take a few months at east.
    I have lived there 9 years, but still remember buying it as a FTB ... I was so excited and kept driving by it at different times of the day to figure out how much sun i'd get (how sad it seems now).

    Hi Everyone,

    We are first time sellers. Had our maisonette valued for between £129,950-£134,950. When the EA drew up the agreement they recommended £129,950. We thought we'd have a go at £134,950 at first as the leap to house prices is a big gap (for our budget anyway). No viewings after 3 weeks so decided to lower to £129,950. Finally accepted £123,500 last week on 5th July :T

    Been out house hunting last weekend but nothing's grabbed our fancy yet.

    Because I'm new to this, do I just wait for him to arrange a survey now? How long do you think we'll have to find a house?

    Hi all,

    Like Feanor , we 're FTBs and we had our offer accepted on a 2 bed maisonette on 18th June. We were so excited when we saw the Sold sign go up few days later and we've driven past the property a few times too! Being complete newbies, we were eager to get things moving fast (if only it was that simple :p ) so got on to the broker to sort out the mortgage the next day. We were only able to send off forms to instruct solicitors and mortgage application a week ago saturday, was on holiday the week before. And as fate would have it, the mortgage application still hasnt arrived at the lenders. EEK! So as of today we have not a made a dent in moving things along, have not heard a peep from the EA (she was on hols for 2 weeks and told me today after ringing her thats she snowed under blah blah :rolleyes: ). But luckily all docs were copies so will resend special delivery for sure!)

    Dave117, congrats on getting a property in Bromley, we have been looking for a 2 bed flat / maisonette in that area since Feb and all the EA's told me we wouldnt get anything in our price range (£175 000), so we ended up in Bexleyheath!

  • We are FTBs and had our offer accepted on the 1st June. 1st people to view the property that was only on the market 24hrs.

    She had 11 offers over the weekend whist deciding on our 1st offer. We had to then goto asking price.

    Spoke the the soliciors yesterday and we are expected to exchage a week on Friday (20th Jul) and complete 2 weeks after that.
    Starting debt @ LBM: £8436.51 (8/5/7)
    Barclaycard: £5804.52 (May 07) - 6.9% LOB Now: £5315.25
    Egg: £1640.99 (May 07) - 1.9% May 08 - Now: £1242.69
    [strike]Barclays O/D: £991dr (May 07) - 16.9% - Now: £0.00[/strike]
    Debt August 07 £6557.94
    Aim: To Clear Barclays OD by Nov 2007! Realistic DFD: August 2009
