I have just spoken to the agent for the property who has informed me that the landlady instructed them to put it up for sale as well as for rent and go with whatever came first. Apparently she has had a hard time with the last few sets of tenants and told the agents if they can't find tenants who pay the rent consistently then she would rather sell up and buy somewhere else, which is fair enough.
Thank you all for your help and advice. It is always a great help to know where you stand in a situation before confronting the people involved who have a great deal more experience on the matter.
