Just dont give her the deposit back, simple! when she has gone, decide then how much you need to cover costs.
You are assuming the worst that she will kick off, but I cant see her taking it to court.0 -

Normally the deposit scheme has adjudicators who handle a dispute and I am led to believe it's really quite simple for the tenant who feels hard done by. No court involved. Though I have no personal experience of this from either side.
I agree with other posters that the worst is not the property damage, it is actually getting her out. Someone who has fights which knock dents out of concrete and uPVC doors and has no respect fr their neighbours or communal areas is unlikely to respect notice terms either. :eek:0
