Boiler regs - possible issue

I am just in the process of selling my house and and the buyers have asked about the boiler as it was installed in 2006 and there doesn't appear to be a building regs certficate for it. I must admit that until searching online about it now I didn't realise one was needed.

We had it installed shortly after moving in and in my first time buyer naivety I got a friend of a friend to install it. He was properly corgi registered but it appears he may have cut corners and not registered it? It was a replacement for an exisiting life expired one.

What are the possible issues here? Its a safe installation and has been serviced annually and we just got a gas safe certificate done for it a month ago in case it was asked for as part of the purchase.

Any advice on this would be appreciated.

    Speak to the friend of a friend about the paperwork. Are you SURE they are properly registered, did you check their registration at the time? Will they give you an invoice on headed paper?

    The friend of a friend has lost contact really and he is now trading a couple of hundred miles away, I will try and contact him though.

    He was and is definitely registered and we do have a professional invoice with his corgi registration number etc on it but it just seems that for whatever reason he never registered us on the relevant systems.

    His contact info should be available via the Gas Safe Register ( CORGI no longer responsible for maintaining the register) The GSR folk should be able to guide you to get this one sorted.

    Their factsheet on new installations and BRegs states
    Regularisation

    There is a pathway by which compliance with Building Regulations can be made after the event. This may be achieved by seeking a ‘Regularisation Certificate’ through the LA . Unfortunately this route will inevitably incur a cost to the property owner who may then be able to seek compensation for this cost from the business and further advice may be provided by a legal advisor or Citizens Advice Consumer Services "

    There are two issues for the buyer:

    1) Danger. Was the boiler installed properly and is it safe. If you have GasSafe Registered maintenance records, these would highlight any danger, so if these are 'clean' the buyer should have no concerns. The buyer can, of course, also have the boiler inspected if they wish

    2) enforcement by the Local Authority of Building Regs certification. This can only happen within the 1st year of the installation, so the buyer should have no concerns.

    Unfortunately many buyers, &/or their solicitors &/or their mortgage lenders don't understand this.....

    Thanks for that. Yes its been serviced every year for the last 6 years and we have a gas safe certificate for this year too, the boiler is actually located in a side store connected to the house too so hopefully they shouldn't be too paranoid about the boiler.
