Three weeks ago we looked at a property to rent. It has been on the market since February, and had been up for sale for a year.
We loved the property but have some reservations about the area and also lack of parking. Plus the garden is a complete mess so will need a lot of work. It is completely overlooked by flats and doesn't get much sun so even if it was really nicely done up it won't be the selling point of the property.
We made it clear to the EA we were keen. Having checked other similar properties in the area, some with better gardens and parking, it was a tad overpriced. So we offered a reduced rent, dropping it by 8%.
We had to keep calling the EA for an answer and eventually was told the LL had said No. But they had reduced the rent by £10. This was despite us being told others were interested!
So we offered £15 less than what is now being asked, but again have heard nothing. The reason we are suggesting less is because we cannot go much over the LHA and since this is in one of the worst areas don't really see why it is even above the full amount.
Should we just walk away and either hope LL sees sense when another month passes without rent or keep pestering the EA?

Why would you want to rent a property that is on the market for sale? You could easily get notice to quit after the first six months, hassled to permit viewings or agents letting themselves in (it happens!), landlord may not be interested in doing more than the minimum repairs and maintenance. Also doesn't sound like he is that desperate to let, the void is a good time for him to get viewings for purchase. Lastly doesn't exactly sound like the most proactive or enthusiastic agent in the world.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0

No other options which is why we are looking in an undesirable area
It is better than many in this area. The first two were 'yuk' and when the EA asked what needed doing before we would be interested we gave a big long list. I think this is why we were shown one that had just been fully renovated, lol.
We are not entirely sure exactly how much the LL is aware of. For all we know they may not even have been told about the drop in rent as the EA would lose commission too if the rent dropped.
Guess we'll just keep looking and bidding on the council lists.0
