structural / electrical surveys, who pays?

I've been asked to get 4 reports done after my full structral surevey so the bank can lend me the money
they want: Electrical, structural, damp/timber report and roofing report.

there is a cost for each, who pays? the seller or the buyer?
can i ring the EA and tell him I cant proceed unless these costs plus any other work that needs doing post reports are taken off the offer price?

the property needs work, hence why i have put a offer below asking price but what happens after the reports come back and more work needs doing and i can't proceed.

Can i reclaim the survey costs from the bank or EA or seller?
any help appreciated

    As you knew work needed doing when you offered, these reports are your responsibility in my opinion. They should have been built into your original offer.

    You can ask the vendor to pay, but you’ll more than likely get a firm no.
  • i realise it needed work but only cosmetic (obviuosly I knew the kitchen needed work on it), but did i know it was previously 2 rooms and thus structrullay possible unsafe?
    Hence why I opted for the full structral survey which bought up the need for these 4 extra reports.
    Who is the best person to talk to, seller or the EA to ask for them to pay for the surveys? (the EA lives in a different county and the seller works nights so key will be a issue!)

    England or Scotland?

    If England - any inspecions are down to the buyer.

    It's your responsibility to pay for your reports.

    Costs of works highlighted does not autmatically come off the purchase price. Did the Valuation support the purchase price?

    Well, first of all you do not have to get the extra reports done. Most surveys will recommend that you do because the items are not tested/surveyed in depth for a general survey. Wheather you choose to follow that recommendation is up to you, - if you do, you pay.

    If in England or Wales ... The reports are for your benefit so you pay, you are checking to see you are not spending tens or hundreds of thousands of pounds on a turkey. If the work is more extensive or costs more than expected you renegotiate the purchase price or pull out. You take the hit because you employed the professionals: if you are not into this level of risk buy a new build.

    No offence but if you are this stressed merely at the survey stage reconsider buying a house that you know needs work, you ain't seen nothing yet.
