Where do I stand with my landlord

Help please!

I have rented my house for last three years, my landlord has always been a nightmare. It is managed by an agent, but everytime repairs need doing she's dragged her heals. Told her fence was broken, had to fall down & hit neighbours car before I was taken seriously. Boiler has never worked properly - so at end of shorthold tennancy agreement I refused to sign till boiler had been fixed. She then said would up rent if fixed, never got anything about it being fixed or rent increase. So not signed contract.
Now had enough and want out - agent has said I can't till 15th June.
I want my deposit back - so need to do as told. But really want out in next month. Worth me fighting??

    What are the precise "from" and "to" dates on the last contract you signed?

    If you didn't sign the last contact they sent you then you are currently on a rolling periodic tenancy. This requires you to give them at least one month's notice in writing coinciding with (usually) the rent-payment day. If your next rent-payment day is the 16th of May then the agent could be correct.

    Now I just need to be nice & hope I can get out early!

    You don't have to be nice: just ensure your written notice is received by them before the 16th of May.

    And after you have given your notice to leave you dont have to let the landlord or agents have access to the property to show new tenants unless it suits you.(since you were left without a boiler then you can now get your own back)

  • I want to be out before 15th June, which is why I need to beg! Or to get place I want I'll be paying rent for 2 places!!

    Your contract or tenancy has not ended the fixed term ended. If you have not signed a new fixed term AST your contractual relationship has become a periodic tenancy. That means under the legislation (assuming you pay rent monthly) you need to serve one month notice coinciding with a rental period. You can leave whenever you like, but you may need to pay rent and certain bills until the end of your notice period.
