what can i ask him to do?

hi all
ive got some problems around the house, and i was just wondering what i can demand my landlord does,and what i will have to sort out myself,
my living room door bottom hinges are hanging off, i have tried to fix it myself with no luck.
the oven inner glass has shattered
the lights in the kitchen are terrible, i need to replace them at a rate of 2 a month
the sink is blocked in the bathroom, this has been blocked for a while, i have tried to unblock it by using mr muscle etc but it is not budging
and the plug in the bath is broken, it is one of them twisty plugs (with the knob on the side of the bath but it wont push the plug out when i twist it.
i was going to write to my landlord as i have asked him on numerous occasions to fix bits around the house but he is very lazy and never answers.
i was just wondering what i can include in the letter.

Are you following the Shelter advice given to you about your garden?
If you are then I would include the above in your letter.
The blocked sink is probably your responsibility - you need to go into a hardware shop and find a suitable product. if that doesn't work then it might be the u bend and piping that is blocked and needs looking at. Try the DIY approach with this one first.
As regards the light, do you think there is something wrong with the electrics? If so, then LLs responsibility.
Hinges on door - depends on what's happened - if you can't fix it then you need to report it.
Shattered glasss on oven. Your oven? (if so your responsibility) LL's oven? Look at your contract - what does it say about maintaining oven?
Can you replace the plug in the bath with an ordinary plug or isn't there room? LLs responsibility.
Perhaps it's time to move on if your LL is not accepting his responsibilities.0 -
1st - who is responsible for these problems?
oven door shattered - how? You?
Sink blocked - with what? How? Your hair/gunge?
Plug broken - how?
If you broke these items, you are responsible for fixing them, or for paying for them to be fixed.
Were they like this when you moved in? Is the damage natural 'wear & tear'? If so, it's down to the LL.
Write to him at the address provided for this purpose!
Oven doors can be bought cheaply on the internet and plugs....
The drain either needs
* the U bend dismantling and cleaning
* dosing with a drain unblocker
* pulling tha hair out
The last 2 are easy, the first depends on access but is not hard.
If a plumber does it, you might end up with the bill if you blocked the drain!
Are you using the right bulbs? What kind of light? What kind of bulbs?0 -
We used to get blocked plugholes in our bathroom (might have been due to my excessive moulting....) and I used HG drain unblocker from my local hardware store. It did the job that Mr Muscle wasn't man enough to do! Also had to pull out the hair regularly (eurgh!).
We also had a problem with bulbs not lasting very long, we asked an electrician to check all was ok and no fault was found - it's just one of those things.
All downstairs was spotlights (24 in total) and we were forever replacing them. I found out the pound shops sold them in packs of 2 and so bought in bulk. My neighbour bought LED bulbs which were expensive but lasted years so might be worth investing in one at a time to see if that makes a difference?0 -
caustic soda for the drains
cheap to buy and simple to use with gloves and mixed in an old plastic bottle.0 -
Agree blocked drains/ sinks is generally the tenant's liability to clear. If a caustic product hasn't worked after a few attempts try an enzyme based product with hot water. Be sure you are leaving the product long enough, some can be left overnight. Personally I think foamers are rubbish, try a gel.
Everything else write to the landlord about, if no reply anything that is an elfin safety issue ask Environmental Health at the local council to inspect.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0 -

in regards to the problems
the sink, has been blocked for a while, it drains very very slowly, i will try the things you all have recommended, if not i will mention it to him.
the oven is a built in oven that was here when we moved in, not sure excatly what happened to it, went there one day to make dinner and it had already shattered
the plug is a really weird one, i cant fit one of the ones with the chains on, it needs a special one.0
