Indemnity Insurance ??

we are in the process of buying a house...long saga,,,hopefully now close to getting sorted.
our solicitor has adviced us that the gargage conversation at the house needs
either
bulding regulation from teh council
or
letter from council saying no buildings regs required/needed
because this will take time and they waana move out on 5th June !!
us and the solicitor has suggested we out imdemnity insurance on the garage conversation...can anyone tell me how this works, how mcuh etc.
solicitor says seller normally pays this, we will ask them at later date, but for now looing to pay it outselves so as too not loss house.
any info appreciated.

The seller may not have building control approval on the garage. If it is not in compliance with building regulations you may be required to make expensive alterations or even knock it down. Because you don't have time to wait for the vendor to obtain approval from the local authority (the first option) your solicitor has suggested that you settle for an insurance policy which will pay out should the worst happen.
Normally the vendor purchases the insurance. It isn't very expensive and isn't very difficult to arrange. The vendor will have to arrange it for whoever they sell the house to. I can think of no reason why the vendor cannot sort out a policy for you themselves.0
