Facing homelessness due to delays in purchase

Hi people

Hope someone can help. Accepted an offer on my property 12 weeks ago. And had an offer accepted on a purchase 11 weeks ago. It took 8 weeks for the purchased house solicitors mortgage company etc to tell us they had lost the deeds to the house we wanted to buy and they only found them last week. But my sell is going through as exchange of contract has been done and I have to be out by this monday but the house I want to move to is a least 3 weeks from being sorted. So I now have to pay for removals and storage of my stuff and removals again when the house is finally ready let alone paying accommodation for the period? Is there any way I can claim compensation?

Please help any advise greatly and thankfully recieved

    Why did you exchange on your sale before you were ready to exchange on your purchase?

    If somebody advised you to do that - and if they didn't warn you of the risks - then you might be able to claim against them. But that would depend very much on who advised you and in what context.

    Did your solicitor exchange contracts on your sale without your permission?

    Were the implications of exchanging on the sale without exchanging your ongoing purchase explained to you?

    I am in a similar position my buyers are ready to exchange, as would I be if the solicitor of the house I'm buying wasn't so slow causing a hold up, I won't be exchanging on the sale until I can on the purchase and I just ave to hope my buyer as a little patience, if I have to have a difference in completion date then I'm looking at a week only, so hotel stay, but really hoping not to go down that route.

    Who advised you to exchange? Why did you not hold out until you could exchange on the purchase property?

    Their is no one to claim from, you need to get stuff into storage and find someone to live temporarily.

    As you will have the proceeds of the sale of your property you will have more than enough ££££ to book into a hotel or rent a place.

    Homeless?? Stop being over dramatic: Have you any idea what actually being homeless means?? Ever slept on the streets?? (No, me neither...).

    see if there are any holiday caravans you could stay in for a few weeks!
    you may find something for only a couple of hundred quid wk to tide you over..or even better, find one up in scotland or wales and have a holiday as well!!!!

    as mirrored above your options are limited I sympathise with you as we have just spent the last 3 months in rented accomadation.

    Surely you would of had to agree exchange with your solicitor? our solicitor would not exchange unless we agreed it on the day in question.

    Whose decision was it to exchange contracts to sell without exchanging to buy? Claim compo from that person.

    the decision to exchange without exchanging simultaneously can only rest with the OP unfortunately

    On the upside, it breaks the chain and I am sure a holiday let will suffice for a few weeks
